You may already know the $8000 Tax Credit Deadline is looming and you MUST be under contract to receive it.  Although thousands of buyers start searching online at some point you must go see homes.  The current stats from Centralized Showing proves that buyers are taking action now.

Centralized Showing Service (CSS), is the company used by Realtors & MLS members in the Triangle to schedule showings for all properties for sale.  It doesn't matter if you looking at new homes, re-sale, or distressed sales all appointments go through CSS.

 CSS has tracked more than 4000 showings in the Garner Area in 2010- that's about 8 Showings per home per month. 

Facts about Garner:

  • over 128 homes have SOLD since January 1st
  • over a 140 homes are currently UNDER CONTRACT
  • Top selling & showing price range $160,000 ~ $200,000 Averaging over 9 showings monthly

60% of Garner's Sellers contributed to the Buyer's closing costs so far in 2010 ranging from $400 to over $7500.  It seems that both Buyers & Sellers are working together to get the best terms.

Raleigh Ranks 10th on 2009 Best Cities List by Kiplinger

Kiplinger's Personal Finance says Raleigh has the 10th-best growth potential among U.S. cities that have "solid employment opportunities and the talent to create new, well-paying positions." The study examined trends in population, unemployment, income and cost of living.

Improved Jordan Lake Bill Moves Forward

 

The bill that rewrites previously adopted administrative rules to regulate activities in the Jordan Lake watershed was approved by the North Carolina House this week. 

The bill (HB 239) repeals the rule that regulates existing development and replaces it with much more sensible regulatory rules.  This is good news for property owners in the watershed, as the original rules had extremely high implementation costs, and would have required environmental retrofits of existing communities, offices and retail development.

Green Living & Energy Conservation

This past week my husband's subscription to National Geographic started-- It was a Christmas present--  Before the Internet is was definitely the source for current real information-- I remember using it as a child as a reference -- ( by the way its a great gift -- )

In hopes to learn more about how to REDUCE my energy bills -- I have read an article by Peter Miller called Energy Conservation-- There is more to do than just changing light bulbs.  -- It is a great article that discusses one family's attempt to reduce their Carbon Foot Print.

I was intrigued by an inspector" Home Doctor" they hired that found "Hot spots" in there home.  Did you know that just the water heater can consume up to 12% of a home energy bill!!  I live in a townhome 12% of my bill is $34.31-- -- Equiptment on standby is as much as 8% of the bill -- labtop, camera charger, dvd player, clock radio, blue tooth/cell charger -- That's $22-- -- I have spent $60 bucks already and I haven't even turned on the HEAT AC or TV -- Lights!!!

Refrigerators, washing machines, dishwashers, and other appliances, in fact, may represent half of a household's electric bill.
