I have recently been setting up a website for the Social Media training that I am doing and my WordPress blog.  I did a lot of research and asked a lot of questions on Twitter and Facebook to get recommendations for a good hosting company.  In my search I found JustHost and have been so thrilled with how easy it is to use and what great customer service they have.  I have 7 accounts hosted with GoDaddy and have been a customer of theirs for over 10 years.  Never have I had the response and assistance that I have had at JustHost so I thought I would give them a shout out!

I'm sure they don't want me to let you know that they helped me fix my website when I screwed it up trying to get fancy with stuff I should not have been messing with but its the reason I am giving them my high recommendation. Here is a link to their site.

Everything I learned in the 5th grade still works! How to be professional?

Remember back in the day when your mom said "is your homework done?" or gave you the evil eye when you forgot to say, Please, Thank you or Yes Sir. 

Whether it was your mom, dad or grandma they were setting you up to be professional.   Why does it seem that so many agents have forgotten the basics or was it they never learned them.

Remember the 5th grade when you had to hand in your homework and the teacher commented on your neat handwriting. Or were you the one who lost points for careless mistakes?  Did you teacher describe you a nice polite child or did you require more attention to stay in line?

When you're working with another agent or business in person or on the phone are you prepared? Do you have a pen? Is your breath ok?  Is it 11pm on a Sunday? The basics should be obvious; Try not to eat, chew gum AND talk into the phone! Say Please and Thank You EVEN IF you do not like what they are saying, it goes along way.

This is true in the business world as well. Agents; hand written or typed are your offers clear, neat and complete?  Did you include all the addendums or additional paperwork?  Did you give your contact info or the best time to call? How about a write cover letter or include a prequel letter?

I am sure listing agents love to get surprise offers, but, not with incomplete paperwork. Think about it - What does it say about you and your buyer if something is missing.  Is it the buyer or the agent that didn't pass 5th grade?  

Recently my sellers had to decide between 2 similar offers. They picked the agent/buyer that had complete homework-oops complete offer. Why?  They felt that agent had already begun to do what was necessary to help that buyer make it to closing. My sellers were more comfortable because - "the ducks are already in a row"

Now is not the time to hand in half the homework and still expect to PASS.

Agent Violence in Cary NC-- Are you being safe?

Are you being safe? I understand everyone is trying to do there best to make a sale -- especially in the current market.   Recently a NC Realtor was assaulted while working on-site in a new construction neighborhood.  The assailant posed as a buyer and held her a knife point. He was later found to be a registered sex-offender and is currently in jail pending prosecution. 

(Male or Female) Are you sticking to your safe behavior? Do you know your offices policy?I found tons of great tips & videos to watch at

www.Realtor.org.  

Although the info is ONLY helpful if you APPLY IT. 

TIPS:

  1. Make sure you can get away! Don't let your car be blocked in.
  2. Carry your phone -- Have it out - not in your briefcase or purse-keys
  3. Have your keys OUT.
  4. Keep clients in front of you-- let them walk first. - DO NOT BE CORNERED
  5. Know how to defend yourself. Take a Class at your local YMCA you may meet your Buyer or Seller
  6. Those shoes are cute or trendy BUT CAN YOU RUN!
  7. Do not give out too much personal information.
  8. Meet client in public or at office before showing property
  9. Let people know where you are and call/text in changes in plan
  10. Take Cell phone pics of Tag Numbers or photo copy drivers license
  11. Have Distress Call!
  12. Go as a group - bring another agent, assistant or friend.

 No Excuses -- No BUT's about it -- Is your safety really worth that sale.

Let people know where you are SPECIFICALLY not just name or subdivision- and give them a time-line! Yes mom, I will be at the vacant house on 123 Smith Street from 1-2 pm.

If you can't meet at the office. Meet at Starbucks and tell employees of the Starbucks why you are there -- I would love a Grande Soy Chai and I am meeting potential weirdo here.

Does your office, spouse or coworker know your distress call -- IE -- "Pick up the dry cleaning, honey" -- actually means COME SAVE ME!!!

NOTE: Men it can happen to you too -- Not every weirdo is a sex offender -- don't get mugged, attacked or worse.

Great 1st Time Buyer Tax Credit Video - Time is Running Out!

With the all the hype for the end of the $8,000 tax credit I am always addressed with questions that seem to have an easy answer but apparently the message may not be getting across clearly.  This is a great video I came across today that I thought explained it in that elementary school style we all seem to love.  Complete with a happy ever after story and stick people:)  Oh, don't forget about the garbage bags full of money either!

Why I'm Kicking Your Butt in Selling Real Estate

This is so to the point and so true -- Social Media and marketing in general is profoundly changed by technology.  You MUST LEARN IT or be passed by.  I am a newer agent and it is working for me. !!!  But I still read Realtor Magazine.

You used to be a big dog in this business, but not anymore.  Today I watch you in the office as you read the latest edition of Realtor Magazine, make some phone calls and sit around visit with others or read the latest funny email someone sent you.

I want to be sad for you, but I can't.

It texts, talks, takes pics, videos and plays musicYou see, your comment about how texting is for young people tells me that you choose to be ineffective, outdated and broke.  I use texting today with many of those young people who are now my clients.  And I use texting to communicate with people my age too.  And I'm in my 40's.  I cannot believe that you refuse to learn how to text.  Your grandchildren and grown children would love to talk to you this way.  But that's okay.  You go ahead and stay in 1990.  I'll take those clients who are looking for technical saavy agents.  Yep, I'll work with them.

I want to be sad for you, but I can't.

As I watch you struggle to figure out how to get pictures from a digital camera to a computer and then to the MLS, I just have to shake my head.  It just isn't that hard, if you are willing to learn.  But all you want to talk about is how you used to sell real estate with the "big book" that had pages and pages of pre-printed listings.  And you love that the MLS people or the office people used to do all that work for you.  And I'm glad you know about virtual tours, but it's too bad that you do not understand how important it is to put them on Youtube and in blogs.  That's a discussion reserved for people who choose to sell real estate in the here and now of the real world because even if we had that talk, you wouldn't understand it and you wouldn't do it.

I want to be sad for you, but I can't.Active Rain!

You see, I came along in January 2007 knowing virtually nothing about this business.  And since then, I've outsold you more than 100 to 1...even in a recession.  I found this very cool website called Active Rain.  And I jumped in and met some really great folks.  And I've learned from them.  And I know how to blog now.  And I draw business because of my ability to dominate on the internet while you are still invisible.  And I have Real Estate friends nationwide and locally that you will never know because you will never understand how Real Estate connectivity works via the internet.

I want to be sad for you, but I can't.

Instead, you inspire me to never quit learning and to never throw in the towel and say, "I can't learn that or do that because I'm too old."  As much as I'd love to be sad for you, I really have to thank you.  You are keeping me driven, young and profitable.

Let's GoMy listings are now syndicated, blogged and visible to the world while you don't have any any more.  (Disclaimer - I don't have THAT many listings either as I work with more buyers than sellers).  When I get a listing, my pictures, marketing and abilty to push a listing out to the world is like an Indy car speeding around the track while you're crawling around the track at 10 mph.  No wonder sellers are turning to people like me now.

Finally, I want to be sad for you, but I can't.Social Media rocks!

You simply shake your head in wonder when I'm on Facebook staying connected with thousands of people.  And you still have no clue what the word "Tweet" actually means.  It's like I"m speaking a foreign language to you, which I guess I am.  You will never understand how Social Media is an intrigal part of Real Estate because you chose to check out instead of embracing the new business model in order to keep making money.

Update Agent Attempt Career Suicide 1ST Time Buyer- Can You Notice Everything?

Update from the Agent that attempted Career Suicide for a First Time Buyer

Thank you again for the tremendous response to my Agent Attempt Career Suicide for 1st Time Home Buyer-- ( aka My husband) I know is has been a long time the closing happened back in July!  Moving and Getting settled took longer than expected.  I will post some pictures once the house is more presentable to the web-world. 

Buying a first home as a newlywed -- is not as easy as you would think. There have been many ups &downs and I continue to learn every stepof the way.  Most importantly, I realize why ever buyer gets a little buyer's remorse-- It is just impossible to notice everything at a showing.  There are hidden living expense that you try to plan for but still more turn up.  ( eating out while moving, TP, Turning on/off stuff, paint etc)  My mom has always considered a home a never ending masterpiece and I am beginning to understand why?!- The more I am in my new home I learn or notice something new. 

 Can You Really Notice Everything?

22 Things I Learned About Our House & Neighborhood AFTER  MOVING IN!!!

  1. All the ceiling fans are dirty. ( its kinda gross when you realize its not MY dirt)
  2. The closets & rooms are bigger than I remember.
  3. Oh Yeah there is attic storage too
  4. Thank GOODNESS I painted before moving in!
  5. I have rabbits in my backyard-maybe deer? critters? & Definitely Mosquitoes that bite
  6. The grass grows really fast. I hope that is a good sign for my veggie garden
  7. Cats do not like moving - but are slowly adjusting
  8. The neighbor around the corner has major fencing w/ moving gates.
  9. Coffee tastes better when its made with well water in MY HOME.
  10.  Bright & Sunny is great except when you are sleeping
  11. The hot water & water pressure in the master shower is great
  12. The master bath drain makes a loud gurgle noise.
  13. The A/C is much more quiet & colder than the apartment.
  14. It gets much darker in Willow Springs than North Raleigh ( street lights seem optional)
  15. There are 6 neighbors with Horses or Cows on my drive to work
  16. My drive took only 10 minutes (not 25) Yippee
  17. There are NO fast food chains close by.  I want a chicken biscuit!!!
  18. The family next door has a Chow Mix - I don't know if it friendly yet.
  19. There is a Corn Maze & vegetable stand close by. I need a BBQ Grill.
  20. Gas is more expense out in the country.
  21. My street has pot holes or maybe they should be called CRATERS.
  22. Who is the garbage man and when does he come?
